Building Cleaning Downtown Chicago

This project involved commercial building cleaning in downtown Chicago at 137 South State Street. The precast concrete building facade had accumulated years of atmospheric pollution and urban buildup common in high-traffic areas of the city.

Downtown Chicago buildings are constantly exposed to airborne contaminants from vehicle traffic, construction dust, and environmental pollution. Over time this buildup can darken building facades and make even newer buildings appear weathered.

For this project we were hired to restore the appearance of the precast concrete exterior while working in one of the busiest pedestrian areas in the city.


Building Contamination and

Environmental Exposure

The primary contamination on this building was atmospheric pollution, sometimes referred to as carbon staining. This type of buildup is extremely common on downtown Chicago buildings due to:

Heavy vehicle traffic
Airborne soot and pollution
Urban dust and construction debris
Moisture and environmental exposure

These contaminants gradually bond to masonry and concrete surfaces, creating the dark staining often seen on building facades throughout the city.

Cleaning Process for the Precast

Concrete Facade

To safely access the building facade we used an 86-foot man lift, allowing us to reach all necessary areas of the structure.

The primary cleaning method used on this project was steam pressure washing, which is extremely effective for removing atmospheric pollution from precast concrete surfaces.

Steam pressure washing allows us to break down pollution buildup while minimizing the need for aggressive chemical treatments.

Because the building was located in a dense downtown area, careful planning was required to manage pedestrian traffic and ensure safe working conditions throughout the cleaning process.


Challenges of Working in Downtown

Chicago

While the cleaning itself was straightforward, the biggest challenge on this project was the constant pedestrian traffic along State Street.

Downtown Chicago projects often require additional coordination to ensure public safety while work is being performed. Maintaining safe working areas and managing foot traffic is often one of the most demanding parts of commercial building cleaning in the city.

Despite these challenges, the project was completed successfully and the building facade was restored to a much cleaner appearance.
